Looking to sell your house in todays market? Selling a house can be quite overwhelming and time consuming especially when you're, in a rush. However with the strategy you can attract buyers and sell your property swiftly while maximizing its value.

Selling a house is undoubtedly a decision that requires planning and execution. To make the process as stress free as possible this will walk you through the basics to ensure a sale and optimal return on your investment.

Set the Right Price

This step sets the foundation for attracting buyers and achieving a sale at the best possible price. Work with your Realtor to look at comps and other metrics to determine what price is reasonable. You don't want to over price as you will guarantee a longer sale time. The longer sale time concerns buyers as they assume there is something wrong with it when they see price reductions and long days on market.

Of course you don't want to give away your home, however, in my experience. You will see more showings, more offers and a strong possibility of getting multiple offers which naturally drives the price up. You don't have to list the house for $1 to create this event. Utilizing bracket pricing strategy and sticking to the lower side of a range will be to your advantage.

Prepare Your House for Showings

A presented house holds appeal, to potential buyers ultimately increasing your chances of securing a quick sale. Here are a few suggestions, for preparing your house before showings;

1. Make sure to clean and tidy up your house. This might sound obvious, but as a full-time agent I enter many homes that buyers don't find up to their cleaning standards. Consider hiring a cleaning company if it's overwhelming. The few hundred dollars you spend might equal earning much more on your sale.

2. If you notice any walls that are faded or have chipped paint consider repainting them. This might include colors that are not in current trend. Make sure not only to work with a professional, but let them offer their honest opinion before choosing a color. *Stick to neutrals.

3. Check for any damages to the walls, floors or ceilings. Fix them promptly.

4. Arrange your furniture in a way that creates an welcoming atmosphere.

5. Adding some flowers or plants can help brighten up your home.

Photography

In my humble opinion, cell phone photos are unacceptable when hiring a professional. Even if you want to sell your house on your own, the investment into hiring a real estate photographer will be worth every penny. Do not consider this optional. Do not give your agent photos of your garden and ask them to include pics you have taken. While you have every right to do this, it will not help you get more showings zooming in on a beautiful flower or an angle you think the photographer missed. Photography does not need to hit every sq inch of a property. It's enough photos to give them an idea and set the appt (showing). That is the only goal here.

Be Prepared to Negotiate

Once you have received an offer on your property, it's time to negotiate. Be prepared and be willing to make compromises. Even in a seller's market it doesn't mean that you won't let some smaller details go to make things come together.

It can be hard to not get emotional. It will help if you have a clear understanding of what you want and what you're willing to give up. My biggest piece of advice is don't get hung up on small details. I think we get "a number" in our head and when we don't get it, we feel failed. This is far too dramatic in most situations. Consider a range of acceptable sales price, but more importantly remember what you are going to net. Getting stuck on a number, just because could lose you a fantastic buyer. No one is asking you to give away the house. Just try to keep your picture in mind. Too many times we see people get lost in a $2K difference which could cost them the entire transaction.
