During our meeting, we will discuss:
- The process and review necessary documents, how we work, and how we are compensated
- Strategies for negotiation success
- The current real estate market and what you can expect as well as what you will need to be able to do in order to be successful.
By the end of the meeting, we will both have discussed our expectations, fiduciary responsibilities, and determine if we are a good 'fit' for each other. If the answer is 'yes', we will formalize our relationship by completing the exclusive buyer agency agreement.

Fewer things will be overlooked if you have a systematic way of viewing the home while on the property.
Do an exterior walk-around and pay close attention to potential red flags. Do not be afraid to share if you are not interested in a home if you discover deal breakers at this point. It is better to spend less time in the homes that you do not like thus allowing you to spend more time in the homes that you do.
Try not to be influenced by professional staging or the seller's personal belongings. These items can strategically distract buyers from truly important aspects or issues in the home.
We will counsel you on how best to structure a successful offer for the current market. We prepare all of the paperwork for the offer, and then present and negotiate it on your behalf. Our focus will be to obtain the best possible terms for you.
If you elect to get a home inspection, you will have this time to do a 2nd walk-through and bring in an inspector. We are happy to supply names to reputable inspectors and contractors, schedule the appts, and review findings with you. If needed, we will negotiate resolutions to items that are needed, and create the appropriate paperwork that follows.
We will be responsible to communicate with lenders, title companies, and all parties to make the process go smoothly until closing day. Prior to the closing the lender and title company will give you additional info and explain what you need to bring to your closing day.
On the day of closing, we typically meet at the title company. Since the pandemic, most closings last no longer than 30 mins, but you should prepare for an hour (to be on the safe side). You will bring your driver's license and the required check amount. You will sign a lot of paperwork and they record your deed at the county in which your new home is located. Typically we will give you the keys at this meeting and you can move into the home anytime after this appointment!
After you have closed on your home, we will continue to be available as a resource for you. We want to be your Realtor for life, not just for this one moment in time.
