This is one of the most common situations I work through with clients and also one of the most misunderstood. Most people come to me with a general idea of how they want to structure things and a lot of assumptions about whether their plan is actually possible. The assumptions are usually where things start to go sideways.

The truth is there is no one-size-fits-all approach to a simultaneous buy and sell. There are multiple ways to structure it, each with real tradeoffs, and the right option for you depends entirely on your financial situation, your timeline, your family circumstances, and your tolerance for uncertainty.

There Are More Options Than You Think

Most sellers assume there are only one or two ways to handle this. In reality there are six distinct ways to structure a buy and sell, each with its own pros, cons, and eligibility requirements. Some will be available to you and some will not, depending on your specific situation.

What I will tell you here is how to think about the process, what questions to ask, and what to watch out for.

The Most Important Conversation to Have Early

If your pre-approval letter says you need to sell your current home before you can buy the next one, that information needs to come out at the very beginning of our conversation, not after you are already under contract on a purchase.

Needing to sell first is not a problem. It is just a fact that shapes every decision we make together about timing, pricing, and which options are even on the table for you. Knowing it early gives us room to plan. Finding out late creates pressure that affects your negotiating position on both sides of the transaction.

Why Having a Plan B Is Not Optional

The scenario that causes the most stress in a simultaneous buy and sell is when someone commits fully to a single plan with no flexibility and then something in the transaction shifts.

Real estate can go sideways. A buyer loses financing. A closing gets delayed. An inspection surfaces something unexpected. When everything is timed perfectly and one piece moves, the whole structure can feel like it is collapsing. And that is when emotions run high and people start seeing dollar signs.

I always want to have a plan A and a plan B worked out together before we are in the middle of it. What I will not do is pretend that plan B does not exist or that you will never need it. If a client tells me there is absolutely no scenario where plan B works for them, that is a real problem, because sometimes plan B is exactly what saves the transaction.

Some options simply will not work for every family. Someone with young children or multiple pets may not be able to sell, rent temporarily, and then buy. Someone without nearby family cannot fall back on staying with relatives. That is fine. We figure out what your actual options are based on your real life, not a generic scenario.

The Logistics Nobody Warns You About

If you are doing a same-day closing on both your sale and your purchase, you need to think through the physical reality of that day more carefully than most people do.

Ideally, you are moved out of your current home a day or two before closing, even if that means a night or two in a hotel or on an air mattress at the new place. You cannot be moving the last boxes out one hour before closing and also expect to have the home cleaned for the buyer's final walkthrough. Those two things cannot happen simultaneously under that kind of time pressure.

These are the details that come with experience. They are not things most people think about until they are in the middle of it, and by then the stress level makes everything harder. I would rather talk through the day-of logistics well in advance so nothing catches you off guard.

What I Will Do

I will be completely honest with you about your plan A. If something about it concerns me, I will tell you. I will also help you build a plan B that is realistic for your situation so that if something shifts, you are not starting from scratch in the middle of a transaction.

The goal is for you to reach both closings feeling like you made smart decisions and understood your options every step of the way.
