Wright County Market Snapshot: Buffalo, Delano, Rockford & Saint Michael — August 2026 header image.

The four Wright County markets I track most closely are not moving at the same speed right now, and the data explains why the right move looks different depending on which one you're in. This snapshot pulls from NorthstarMLS InfoSparks data through August 14, 2026, plus a broader Twin Cities read from August 10, 2026.

Metro-wide, the market meter sits at 2.69, still favoring buyers, inventory is up roughly 6.9% over last year, average days on market across the metro is running near 35, and 30-year fixed rates are sitting around 6.75% base, no discount points. What's happening in Buffalo, Delano, Rockford, and Saint Michael tracks with that shift, it's not separate from it.

Saint Michael: the biggest inventory build

Active listings in Saint Michael have climbed from roughly 90 a year ago to more than 130 now, the largest increase of the four cities. Closed sales are still trending up, from around 450 to roughly 470 over the trailing 12 months, and median days on market has stretched from the high teens to the mid-30s. Price has converged with Delano's level as the two markets move closer together. More supply means more direct competition for sellers here than at any point in this data set.

Delano: holding steady

Median price is sitting near $445K, roughly flat after easing from a stretch above $450K earlier this year. Days on market is running around 28 to 30, and inventory has held steady near 58 to 60 homes for sale. This is the most stable of the four markets right now.

Buffalo: still climbing

Median price in Buffalo has moved past $365K and, for the first time in this data set, has overtaken Rockford. Days on market has nearly doubled since 2023 and is now running close to 28 days. Closed sales have pulled back from the 2023 peak near 355 but have stabilized around 300 to 310, and homes for sale are ticking up modestly. Buffalo remains the market I'm watching most closely given how much of my own community roots are here.

Rockford: thin and volatile

Rockford is the smallest of the four markets and the most volatile on price. Average percent of original list price swung from over 100% in early 2023 down to about 96.6% in 2024, and has since recovered to around 98.5%. Closed sales have dropped from roughly 100 a year to around 60, and inventory has shrunk to somewhere around 15 to 17 homes for sale at a given time. A market this thin can shift on a single new listing or a single well-priced comp.

What this means if you're deciding whether to sell now

If you can move on your own timeline, the window to sell is open now. Waiting for spring means competing against homes priced on today's higher comps, in a market that's showing more competition, not less, across every one of these four cities. If you genuinely can't move quickly, plan for January rather than gambling on an awkward fall listing window.

Buyers are the ones with more room right now, given the inventory increase across Buffalo, Delano, Rockford, and Saint Michael alike. New construction deserves a serious look in this environment, builders are motivated in ways resale sellers often aren't able to match.

Homes that show well and are priced correctly from day one are still standing out from their competition. Pricing off spring numbers is the fastest way to sit on the market when days on market is already stretching in every one of these cities. Watch pendings and your direct competition closely, not just closed sales. In a market that's shifting this actively, what's happening this week tells you more than a 12-month trailing average.

Wright County pricing depends on which of these four markets you're in and how it's moving right now, not on a countywide average. If you want the number for your specific street, that's a conversation, not a formula.
