Last month's data told a story of a market that had leveled off. This month's data tells a story of a market that is splitting apart by town. Buffalo and Rockford posted price gains. Delano and Saint Michael eased back. Sales activity is up almost everywhere except Rockford, where inventory is now down a third from a year ago and getting tighter, not looser. If you are buying or selling in Buffalo, Delano, Rockford, or Saint Michael, the countywide average will not tell you what is actually happening on your street. Here is what the numbers show, town by town.

The Story Behind the Numbers

Prices are diverging, not moving together

Buffalo (+2.8%) and Rockford (+1.8%) posted price gains this month. Delano (−1.6%) and Saint Michael (−2.2%) eased back. A year ago these four towns were largely telling the same story. Right now they are not, and that matters if you are pricing a listing or writing an offer off a comp in the wrong town. A comp from Delano does not tell you what is happening in Buffalo, even though they are twenty minutes apart.

Sales activity is up almost everywhere, except Rockford

Closed sales rose in three of the four towns: Delano leads at +17.8%, Saint Michael is up 10.8%, Buffalo is up 6.7%. Rockford is the outlier, down 10.0% year over year, even with the tightest inventory of the group. That is not a demand problem in Rockford. It is a supply problem — there is simply not enough on the market to sell.

Days on market: every town got a little slower

All four towns are taking longer to sell than a year ago, Buffalo +5 days, Rockford +4, Delano and Saint Michael +1 each. None of this is alarming on its own. A 28- to 34-day median is still a healthy pace. But it is the fourth month in a row of upward drift, and it is worth watching if it continues into fall.

Inventory: Rockford's squeeze is not letting up

Homes for sale in Rockford are down 33.3% year over year, 14 active listings against 21 a year ago, essentially unchanged from last month's reading. Buffalo (+8.2%) and Saint Michael (+4.0%) have more room than a year ago. Delano is down 7.8%. If Rockford is your target town, plan around thin supply, not around this month's headlines about a slowing market overall.

Sellers are still getting close to their original price

All four towns closed between 97.7% and 98.6% of original list price, a tighter band than the price and sales numbers above would suggest. Rockford's sellers are getting the most (98.6%), Delano's the least (97.7%). The spread between towns on this metric is smaller than the spread on price or sales growth, which tells you pricing discipline still matters more than which town you are in.

What We Are Seeing in the Field Right Now

The data is one input. What is happening on our own transactions and across the wider metro is another. Here is what is on the ground this month:

The wider Twin Cities market is slowing, and it is not slowing evenly. Condos and townhomes are moving noticeably slower than single-family homes right now. Single-family has shifted from a seller's market toward something closer to balanced. It has not flipped to a buyer's market.

Multiple offers still happen, but they are no longer the default outcome. Whether a home draws one depends on the house itself — price, condition, and location decide that, not the calendar. If you are a buyer, come prepared for a multiple-offer scenario without assuming every home will turn into one. If you are a seller, a home that does not get an offer in the first week is not automatically priced wrong or flawed. It may simply be a market returning to something more normal.

What This Means If You Are Buying in Wright County

Rockford is the town where you should expect the most competition. Fourteen active listings against a year-ago count of twenty-one means less to choose from and less room to negotiate, even though closed sales there are actually down. In Buffalo, Delano, and Saint Michael, you have more inventory to work with than a year ago, and days on market are creeping up, which means a little more time to make a decision and a little more room to negotiate on homes that have been sitting. Get pre-approved before you start touring in any of the four towns. A slower market rewards buyers who can move fast when the right house does appear.

What This Means If You Are Selling in Wright County

Price to your specific town's trend, not to the countywide average. If you are in Buffalo or Rockford, the data supports a firmer number than it did a year ago. If you are in Delano or Saint Michael, the data suggests pricing closer to recent closed comps than to what a similar home fetched last summer. Across all four towns, sellers are still netting 97.7% to 98.6% of original list price, which means the market is still rewarding accurate pricing. It is not rewarding aspirational pricing based on last year's numbers, and the gap between those two approaches is what shows up as a price drop three weeks into a listing.
